When a skylight starts leaking, the glass is usually fine. The flashing has separated, the underlying ice-and-water shield has failed, or the weep holes have clogged. The fix isn’t replacing the skylight — it’s rebuilding the flashing assembly. We do this work without tearing the whole unit out, and we resolve most “leaky skylight” calls without selling you a new skylight.

Probably not. Most leak fixes are flashing rebuilds, not unit replacements. We’ll inspect, photograph the failure point, and quote the actual fix.
My skylight is fogged between the panes — can it be fixed?
If it’s a sealed dual-pane unit, no — fogging means the seal has failed and the only fix is replacing the glazing or the unit. We’ll quote both options.
Is it cheaper to replace my skylight during a roof replacement?
Yes — significantly. The labor to remove and reinstall the flashing is already happening during a replacement, so the marginal cost of upgrading the skylight at the same time is just the unit cost.
What’s a sun tunnel and when does it make sense?
It’s a reflective tube that pipes daylight from a roof-mounted collector to a ceiling-mounted diffuser in an interior room with no exterior wall. Great for closets, hallways, and windowless bathrooms. Much cheaper than a real skylight.
Are skylights worth the leak risk?
Properly installed and maintained, modern skylights are very reliable. The leak risk comes from older installs with worn flashing or DIY installs that skipped the ice-and-water shield. New Velux and Fakro units with proper install are extremely low-risk.
